## Overnight stays and prices both increased

Spain recorded more than 40.1 million hotel overnight stays in September 2026, a 1.7% increase from September 2025, according to provisional figures published by the National Statistics Institute (INE) on 23 October. The same release reported that the Hotel Price Index rose 6.7% year on year. Hotels generated an average €141.6 for each occupied room, up 7.4%, while revenue per available room reached €110.5, an increase of 7.7%. The event date is the INE publication date; the operational figures refer to September.

The release presents regional results separately for residents and non-residents. Andalusia, Catalonia and the Valencian Community accounted for 22.4%, 13.8% and 12.8% of nights by Spanish residents respectively. For non-residents, the Balearic Islands accounted for 32.5%, Catalonia 18.4% and the Canary Islands 17.7%. Mallorca recorded more than 7.3 million nights in the tourist-zone tables. These are shares or counts of overnight stays in the stated population, rather than shares of overall tourism spending. The survey also reports 67.0% of offered bed places occupied, 0.3% higher than a year earlier; weekend occupancy was 72.6%.

Domestic and overseas visitors also concentrated in different destinations. Andalusia, Catalonia and the Valencian Community received the largest shares of September nights by Spanish residents, at 22.4%, 13.8% and 12.8%, respectively. For non-residents, the leading destinations were the Balearic Islands at 32.5%, Catalonia at 18.4% and the Canary Islands at 17.7%. Mallorca recorded more than 7.3 million nights by tourist zone. Madrid, Barcelona and Calvià were the leading tourist points by nights. The release reports 67.0% of offered bed places occupied, 0.3% higher than a year earlier; weekend occupancy was 72.6%.

## Revenue indicators are not the same as room prices

INE reports different price and revenue observations across the accommodation categories. The Hotel Price Index increased 13.7% in Ceuta and 2.4% in Aragon compared with September 2025. Five-star hotels recorded an average daily rate of €332.8, four-star hotels €144.3 and three-star hotels €115.6. Revenue per available room for these categories was €257.9, €122.8 and €92.3 respectively. The tourist-point table reports Marbella ADR of €286.6 and RevPAR of €231.2. Category and destination comparisons concern the establishments in each reported group; they do not measure the quality of a hotel or its services.

Prices rose across regions, though by different amounts. The largest annual increase in the Hotel Price Index was in Ceuta, at 13.7%, and the smallest was in Aragon, at 2.4%. Five-star hotels had the highest average daily rate among the categories listed, €332.8, followed by four-star at €144.3 and three-star at €115.6. For these same categories, RevPAR was €257.9, €122.8 and €92.3. Marbella recorded the highest tourist-point ADR and RevPAR, €286.6 and €231.2 respectively.

The figures are provisional, and the INE states that September 2025 hotel price and profitability data were updated in this release. Its monthly hotel survey covers all hotel establishments nationwide; each establishment supplies information for a randomly selected seven consecutive days so that responses collectively cover the whole month. INE reports an average annual sample of about 10,000 establishments, stratified by province or island, category and size, with five-star gold hotels covered exhaustively. This context matters when interpreting a monthly headline: changes can reflect price, occupancy, visitor mix and destination composition, and one month does not establish a full-year result. The September data show higher overall nights and stronger price and room-revenue indicators, alongside a decline in domestic overnight stays.
